Sale at public auction will be on October 16, 2023 on or about 1:00PM local time, at the main door of the Houston County Courthouse, Erin, Tennessee, conducted by the Substitute Trustee as identified and set forth herein below, pursuant to Deed of Trust executed by SAMANTHA DEROSSETT, to Susan Voss, Trustee, on October 5, 2018, at Record Book 100, Page 54-69 as Instrument No. 24205 in the real property records of Houston County Register's Office, Tennessee.

Beginning at an iron pin in the East right of way boundary of Dogwood Drive 220.0 feet North 8 degrees 00 minutes West of the center of the junction with Dogwood Circle, said beginning point being this tract`s southwest corner and Fish`s northwest corner; thence with said East right of way boundary North 11 degrees 14 minutes West 144.0 feet to an iron pin; thence with Smith North 79 degrees 24 minutes East 183.0 feet to an iron pin; thence with Brack South 20 degrees 11 minutes East 152.7 feet to an iron pin; thence with Fish South 81 degrees 14 minutes West 206.9 feet to the beginning, containing 0.66 acres, more or less, bearings based on magnetic North according to a Survey of Hansard Surveying, registered land surveyor, RLS #1449, Stewart, Tennessee, dated October 1994.

This being the same property conveyed to Samantha DeRossett by Warranty Deed of Record in Orbv 100, page 50-53, Register`s Office for Houston County, TN.

This property is being sold with the express reservation that the sale is subject to confirmation by the lender or trustee. If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the purchase price.
