NOTICE OF TRUSTEE'S SALE WHEREAS,default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated April 15, 2020, and the Deed of Trust of even date se- curing the same, recorded April 22, 2020, in Book No. 110, at Page 322, in Office of the Register of Deeds forHouston County, Tennessee, exe- cuted by Russell Woods, conveying certain property therein described to Cynthia Porterfield as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Fairway Independent Mortgage Corporation, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., hav- ing been appointed Successor Trust- ee by Lakeview Loan Servicing, LLC.

NOW, THEREFORE, notice is here- by given that the entire indebtedness has been declared due and pay- able; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Lakeview Loan Servicing, LLC, will, on March 30, 2023 on or about 12:15 PM, at the Front Entrance of the Houston County Courthouse 4725 E Main St., Erin, TN 37061, offer for sale certain property here- inafter described to the highest bid- der FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trust- ee. The sale is free from all exemp- tions, which are expressly waived in the Deed of Trust, said property being real estate situated in Houston County, Tennessee, and being more particularly described as follows:

The Land referred to herein below is situated in the County of HOUS- TON, State of TENNESSEE, and is described as follows: Lying and being situated in the Sixth Civil District of Houston County, Ten- nessee, and being part of a larg- er tract and further described as follows: Beginning at an existing utility pole in the west margin of Ruskin Cave Road, which point is the northeast corner of Dickson Cemetery and the southeast cor- ner of the herein described tract; thence from the point of beginning and with lines of Dickson Ceme- tery, the following calls: South 77 degrees 56 minutes 34 seconds West 250.00 feet to an iron pin set. South 06 degrees 57 minutes 15 seconds East 135.00 feet to an iron pin set in the north line of Charles Norris as recorded in Deed Book 31, Page 392, in the Register's Of- fice of Houston County, Tennes- see; thence with the north line of Norris, North 87 degrees 00 min- utes 00 seconds West 425.27 feet to an iron pin set at the southwest corner of the herein described tract; thence on new lines through SCV, LLC, the following calls: North 03 degrees 00 minutes 00 seconds East 396.30 feet to an iron pin set; South 87 degrees 00 minutes 00 seconds East 320.54 feet to an iron pin set; North 82 degrees 10 minutes 47 seconds East 262.51 feet to an iron pin set in the west margin of Ruskin Cave Road; thence with the west margin of Ruskin Cave Road, South 11 degrees 41 minutes 58 seconds East 256.05 feet to the point of beginning, containing 5.01 acres. Survey made by Reasons Engi- neering & Associates, Inc., Tony M. Reasons, Registered Land Sur- veyor, R.L.S. #508, Humboldt Ten- nessee, dated September 15,1998. Also conveyed herewith is a 1999 Clayton Royal Crest Mobile Home, 68' x 28', Serial No. CLR014709T- NAB, which is permanently affixed to the real property, and intended to constitute an improvement to said real property for the purposes of ad valorem real property taxes, and not an item of personal prop- erty.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or feder- al; any prior liens or encumbrances as well as any priority created by afixture filing; and to any matter that an accurate survey of the premises might disclose. In addition, the fol- lowing parties may claim an interest in the above- referenced property:


The sale held pursuant to this Notice may be rescinded at the Successor Trustee's option at any time. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publica- tion, upon announcement at the time and place for the sale set forth above. In the event of inclement weather, the trustee hereby announces that the sale will be postponed and that notices of said postponement for inclement weather will be mailed to interested parties of record.
