WHEREAS, default has oc-
curred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated October 17, 2018, and the Deed of Trust of even date securing the same, recorded October 22, 2018, in Book No. 100, at Page 188, in Office of the Register of Deeds for Houston County, Tennessee, executed by Phillip J Ross, conveying certain prop- erty therein described to Signa- ture Title Services as Trustee for Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for First Choice Lend- ing Services, LLC, its succes- sors and assigns; and the un- dersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Freedom Mortgage Corporation.
NOW, THEREFORE, notice is hereby given that the entire in- debtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Freedom Mortgage Corporation, will, on March 8, 2023 on or about 2:00 PM, at the Houston County Courthouse 4725 East Main Street, Erin, TN 37061, of- fer for sale certain property here- inafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Houston Coun- ty, Tennessee, and being more particularly described as follows: TRACT 1: Beginning on R. T. Spurgeon's Southwest corner; thence North 5 deg. East 320 feet to a white oak marked; thence South 84 deg. West 150 feet to a rock pile with point- ers; thence South 5 deg. West 320 feet to a stake in the North line of Highway #147; thence North 84 deg. East 151 feet to the beginning, containing
48,000 square feet, more or less.
TRACT 2: Beginning on the southwest corner of Blair's lot thence North 5 deg. East 320 feet to rock pile with pointers; Blair's West corner; thence South 84 deg. West 150 feet to stake; thence South 5 deg. West 320 feet to a stake at fence, North line of Highway #147; thence North 84 deg. East 150 feet to the beginning, containing 4,800 square feet.
