Matthew J. Ellis, Substitute Trustee, as recorded in Re- cord Book 132, Page 624, on September 29, 2022, in the Register's Office for Houston County, Tennessee, gives notice that the obligation of Robbin Nichols [aka Rob-bin Lewis, Robbin J. Lewis, Robbin Brooks] to Matthew J. Ellis, Substitute Trustee for First Financial Bank [formerly Heritage Bank], secured by a Deed of Trust of record in Record Book 52, Page 280, Register's Office for Hous- ton County, Tennessee, is in default.

Pursuant to the authority of said Deed of Trust, the following described realty will be sold at public auction to the highest bidder on the15th day of December, 2022, at 11:30 a.m., pre- vailing time at the Houston County Courthouse, 4725 East Main Street, Erin, Ten- nessee 37061.

The realty involved is locat- ed in the Eighth (8th) Civil District of Houston County, Tennessee, and is designat-ed as:

SITUATED in the Eighth Civil District of Houston County, Tennessee, and bounded and described as follows:

Beginning at an iron pin (found) in the North margin of Emmy Rogers Road 10 feet from its centerline marking the Southeast corner of the grantor with the Southwest corner of the Steven Lew-is and wife, Lanette Lewis property, Deed Book 79, page 294-296, R.O.H.C., and being further described as being North 81 degrees 29 minutes, 58 seconds West 925.65 feet from a pk nail at the C/1 pl. of Emmy Rogers Road and Woods Valley Road; thence with the North margin of said Emmy Rogers Road, North 76 degrees, 01 minutes, 46 seconds West 187.87 feet to a new iron rod (1/2" rebar), thence with two severance lines marking the West and North boundaries of the herein described lot, North 7 degrees, 27 minutes, 45 seconds East 225.50 feet to a new iron rod (1/2" rebar), thence South 77 degrees,08 minutes 45 seconds East 197.34 feet to a new iron
rod (1/2" rebar), at a fence corner, marking the North- west corner of said Steven Lewis property, thence with Steven Lewis' West line, South 9 degrees, 55 minutes 25 seconds West 228.46 feet to the beginning, containing 1.00 acre, more or less, ac- cording to survey by Monroe Elliott, RLS 1421, 1741 Hwy. 13, Cunningham, Tennessee 37052, dated September 20, 1993.

THIS CONVEYANCE is made subject to restrictions, easements, setback lines, conditions, right of ways, etc. shown of record in theRegister's Office for Houston County, Tennessee.

Said realty is commonly known as: 180 Rogers Lane, Erin, Tennessee 37061, but such address is not part of the legal description of the property sold herein and in the event of any discrepancy, the legal description herein shall control. For source of title: This being the same property con- veyed to Robbin Nichols by quitclaim deed of Betty Jean Lewis dated January 6, 2010, of record in the Register's Office for Houston County, Tennessee in Record Book 52, Page 278 on January 11, 2010. Reference is also made to conveyance to Betty Jean Lewis, by deed from Robbin Toole, n/k/a Robbin Brooks and husband, Wilbur Brooks, and being recorded in Record Book 4, Pages 428-429, in the Register's Office for Houston County, Tennessee on the 29th day of September, 2003. The terms of the sale shall be cash, and the realty will be sold, in bar of all equities of redemption, homestead, dower, and all other rights of homestead exemption in, and equitable and statutory redemption of the property, and all marital rights of any type, nature and kind, all of which were waived in the ref- erenced Deed of Trust, and all of such rights of Robbin Nichols and those claiming through her, subject to any (1) accrued taxes; and (2) all matters that an accurate and current survey would disclose. IRS TAX LIEN - The afore- mentioned real property is subject to liens or claimed liens of the United States of America, which liens or claimed liens are against Robbin J. Nichols: Notice of Federal Tax Lien of record in RB 78, page 164, Register's Office for Houston County, Tennessee; and against Rob- in J. Nichols [a/k/a Robbin J. Nichols]: Notice of Federal Tax Lien of record in RB 85, Page 680, Register's Office for Houston County, Tennes- see. The notice required by Section 26 U.S.C. 7425 (c) to be given to the United States of America has been timely given, and the sale of the aforementioned real property shall be subject to the right of the IRS to redeem the land as provided for in Section 26 U.S.C. 7425 (d)(1).

The right is reserved to adjourn the date of the sale to another day, time and place certain without further publication, upon announcement at the time and place for the sale set forth above.
